This is a very new park located close to everything. The sites are gravel and do have a slope, but you will want that with the rain that falls in this area. The access roads are paved and wide, easy access for a big rig, I pulled a trailer behind a 42' big rig and was able to turn around on both levels of the park. Some steep ramps, but you are literally at the base of a mountain, so you should expect some incline. The camp hosts are very helpful and everyone camping there was nice. There are some work campers and full timers, but everything looked nice and tidy. I don't understand the earlier post stating it was a bad park, the owners were extremely friendly and helpful. Wal-Mart a few blocks away. All the usual fast food, although I would avoid the Texas Road House there, they do not know how to cook a steak like a real Texan. 5 miles to Manitou Springs and the Pike's Peak Cog rail, Cave of the Winds, Garden of the Gods, Seven Falls, all the sites are very close. Don't miss the Cheyenne Mountain Zoo and the Roy Rogers Tribute tower up the mountain is included in your zoo admission. We did an Elephant encounter that was amazing, Lucky the elephant painted us a picture! Back to the park, big spaces, fantastic view, cabins available! We stayed 10 days, the week rate was $175, ($25 a night!) the last 3 days was $121.50 ($40.50/night). Stay a week or two. We will be back as soon as we can. Lots are for sale, and they eventually will be a private park. The other parks in the area had the campers packed in like sardines, this is the best place if you need space, like next to your rig for a toy trailer and pig hauler. :)

Nice park overall. Very large spaces, no problems with hook-ups. Staff was friendly and the park looked good. Seems like a really nice park to stay in, too bad we only stayed one night. Wi-Fi was free and only had a short outage.

Beware! No Refunds! Do not give this place your credit card and say you might want to stay more than one night because they will charge up as many days as you say you might want to stay and then refuse to refund any money after you see the place. Do not be fooled by the old we are totally booked full better reserve now routine. I would rather dry camp in a WalMart parking lot than feel totally ripped off. If not for the iron-clad no exceptions on refunds, this park might be OK. I will say the park was clean and well maintained. The entry road is paved, but very narrow. The slots are very close together without a concrete pad, just hard packed dirt with some grass. Most slots are not level and slope the way that makes the front of your bus 3 feet off the ground so you break a leg stepping out the first time after auto-levelling. The sewer hook-up is almost underneath your neighbors picnic table and vice-versa, very poor planning. Nice clean laundry mat with showers and they even provide an old iron and board. The park owners were very nice until I asked about a refund, then the attitude changes to that of a junk yard dog. We will not stay here again. We recommend you look before paying to decide if you want to stay, otherwise you can kiss your money good-bye.

We love this park and will stay here again. Very friendly staff, spotless clean park. One morning a park attendant came around with a pressure washer, and cleaned each picnic table and pad of any bird droppings or other natural debris. Camp sites are very nicely spaced with plenty of room for our big rig. Absolutely beautiful park, can't wait to come back in the spring to see the trees full and green. Some commercial aircraft noise which is to be expected around DFW. No flights late night anyway. There is a nice paved jogging trail through the park, and most sites are level with concrete pads. A fire ring, BBQ pit and picnic table are provided. We had plenty of space to park our towed in front of our bus. The best $18 stay we have found so far. We highly recommend this park, even though we would like to keep it a secret just for ourselves.

Only 2 50 amp sites available. Very small park behind the hotel. There are a few trees for shade. Not much else in the way of amenities. OK for an overnight stay. Don't come during the first monday flea-market without reservations. Ask for a discount, they gave us a nice rate just for asking.
